  1. $1.75M equity raise from investors
  2. Acquire the remaining townhouse lot (zoned for 28 THs) valued at $1.46M for $1M cash and $460,000 deferred equity
  3. ~$460,000 to prepare lot and obtain 6 pre-sales (there were 20 pre-sales for phase 1 and only 12 townhouses available)
  4. Obtain ~$3.6M construction financing, build Phase 2 (12 townhouses) and sell for ~$4.5M
  5. Obtain $3M construction financing, build Phase 3 (16 townhouses) and sell for $7M
  6. Repay investors $1.75M plus preferred dividend, then repay $460,000 deferred equity
  7. The $665,000 anticipated profits will be paid to investors as a 30% preferred dividends targeted in about 2 years, with any surplus divided between the investors and developer.

Thomas Beyer

President and CEO

Thomas Beyer is the president of Prestigious Properties Group with extensive experience in real estate investment, development and property management since 1997, having transacted well over $250M and over 2000 units in residential real estate since. He is happily married with two adult children. He is a long time REIN (Real Estate Investment Network) member and has won the REIN “Top Player of the Year” award annually from 2005 to 2010. In 2011 he was awarded the prestigious “Michael Millenaar Leadership Award” for helping and mentoring others succeed in their real estate ventures. From 2011 to 2014 Thomas Beyer served as a director of UBC’s UNA (University Neighborhood Association). He is the author of the book “80 Lessons Learned on the road from $80,000 to $80,000,000” with a foreword by Don R Campbell and a co-author with Ozzie Jurock, Sam Perren, and other authors of the best selling book “Real Estate Action 2.0”. He is an occasional speaker at Ozzie Jurock’s Landrush Conferences, REIN events and Michael Campbell’s MoneyTalks conferences.

Chad is the president of Spur Construction and has been building houses and commercial since his teens. He is a carpenter by trade but now manages a number of ever more complex industrial, commercial and residential build projects. He is happily married with 3 kids. Kim Clare

Office Manager

Kim is the back office manager to keep all things flowing that have to do with billing, material flow, invoicing, mortgage payments, licensing requirements and warranty work. She is an invaluable member of the team to keep things organized amid the myriad of daily parallel activities on and off the site. Originally from Calgary AB, Kim moved to Oliver BC where she has been with the Oliver Landing project since it broke ground in the summer of 2017. Kim is committed and excited to see the project through to its successful completion. Prior to working at Oliver Landing, Kim spent the previous 15 years working as a bookkeeper, and later provided Full Charge Bookkeeping Services (up to T2 prep), training and consulting services. Kim brings a variety of skills and experience from the many industries she served such as Oil and Gas, retail, construction, and hospitality. Kim and her spouse of 17 years are happy to call Oliver home where they are raising their two sons. They enjoy outdoor actives like camping or going to the beach, and know firsthand how well suited Oliver’s lifestyle is for young families to work and play!
